This can be achieved by generating massive interest in the first 2 days of listing your home. This takes a strong network and looking at trends in your area both city and neighborhood. Your goal is to close quickly, without giving away all of your hard-earned equity. Listing your home to attract the bulk of the market can be achieved in many ways. So, let's make your listing outshine the competition on day number one.

HOMES ARE SELLING FAST, DO I EVEN NEED AN AGENT?

It may still be considered a seller's market in some areas of North GA (February 2024 at the time of writing this) but we are fast approaching a neutral market giving buyers more leverage and trust me they will use it. Homes are staying on the market a bit longer and those buyers scrambling to make a quick, over asking price offer is a thing of the past. Buyers are starting to ask for seller paid closing costs for the first time in years.  Buyers are shifting their mindset. The expectation is still "there must be something wrong if a house doesn't go under contract within the first month". It is more important than ever to devise a great selling strategy, so your home captures buyers fast without giving away your equity. 

There are several ways in which this can be done. Let's talk.

Thinking about FSBO? I have noticed that many sellers who choose to sell their home as a For Sale By Owner (FSBO) listing, typically start out overpricing it. They love their home, their neighborhood and they figure it can't hurt to start high and drop the price if it doesn't sell. Let's discuss the downside to that. This strategy will most likely make you less in the long run. As your agent my job is to help you achieve your goals, be the middleman to negotiate with the buyers and the buyer's agents, remove you from the direct contact, allowing you to make objective, sometimes difficult choices without the personal connection to the buyers. All of your phone calls and emails are only coming to you from one source - ME. I will be a filter through the communications bringing you all offers, provide professional input, formal / safe documented agreements and walk with you through every step of the process, so you can sleep well and focus on what is most important for you and your family.
